WHAT IS A BER?

A Building Energy Rating (BER) is an official measure of a home's energy performance, rated on a scale from A0 (most efficient) to G (least efficient). It is a legal requirement when selling or renting a residential property, and is also a prerequisite for most SEAI grant applications.

The assessment is carried out by an SEAI-registered assessor who visits the property to inspect insulation levels, windows, heating systems, hot water systems, and ventilation. This data is entered into DEAP — Ireland's official energy calculation software — to generate your BER certificate and advisory report.

Your BER certificate is valid for 10 years and is registered on the national SEAI database. The advisory report that accompanies it sets out recommended energy upgrades and their estimated costs and savings — a useful roadmap for any retrofit project.
